Defence Loans is committed to supporting Australian Defence Force (ADF) members in their quest for home ownership. A significant aspect of this support is through LMI waivers, which can make a substantial difference in the home buying process. Lenders Mortgage Insurance (LMI) is a one-off insurance payment that protects the lender in case a borrower cannot repay the loan. Typically, this insurance premium is required for loans with a loan to value ratio (LVR) above 80%. For ADF members, however, certain conditions allow for LMI waivers, reducing the financial burden and making home ownership more accessible. By understanding these waivers, ADF members can better navigate their financial situation and explore home loan options from banks and lenders across Australia.
LMI waivers for ADF members present a valuable opportunity. Without the need to pay LMI, members can borrow up to 85% LVR on their property without incurring this additional cost. This waiver is particularly beneficial as it eliminates the need to pay the insurance premium upfront or include it in the loan amount, thereby increasing borrowing capacity. Understanding the nuances of LMI waivers can help ADF members make informed decisions when applying for a home loan. It is crucial to consider factors such as credit history, home equity, and the current property market. These elements influence the home loan interest rate and overall loan terms. By having access to discounts or special LMI offers, ADF members can secure favourable interest rates and potentially save thousands over the life of their loan.
When applying for a home loan, obtaining pre-approval is an essential step. Home Loan pre-approval provides a clear picture of borrowing capacity and helps streamline the application process. With pre-approval, ADF members can confidently engage with banks and lenders, knowing their financial situation aligns with their home buying goals. Additionally, calculating home loan repayments and understanding Home Loan Rates are vital components of the decision-making process. By evaluating these factors, ADF members can tailor their loan to suit their needs and budget. An offset account may also be considered to reduce interest payments and pay off the loan sooner.
The benefits of LMI waivers extend beyond immediate savings. They provide long-term advantages by enhancing financial flexibility and allowing ADF members to focus on other priorities. By eliminating the need for LMI, members can allocate funds towards property improvements or other investments. This flexibility is particularly advantageous in a dynamic property market where opportunities may arise unexpectedly. Furthermore, by accessing Home Loan options with favourable terms, ADF members can enjoy peace of mind knowing they have made a sound financial decision.

I couldn’t recommend Azura Financial highly enough. Ben, Nick and Ray were absolutely fantastic from start to finish. I had actually already arranged to work with another broker, but after my first conversations with Ben, I was so impressed with his approach, knowledge and level of service that I decided to switch to Azura Financial, and I’m extremely glad I did. The entire process was incredibly smooth. Ben, Nick and Ray were always responsive, helpful and patient, kept me updated throughout every stage, and made what could have been a stressful process feel straightforward and well managed. Whenever I had a question or needed assistance, they were there. What impressed me most was the genuine level of care and attention they provided. I never felt like just another client — the service was professional, personal and consistently excellent. I will definitely use Azura Financial again in the future and would have absolutely no hesitation recommending Ben, Nick and Ray to my friends, family or anyone looking for a great mortgage broker. Thank you, guys, for making the whole experience such a positive one. Truly outstanding service from beginning to end!

As a founder, getting a mortgage requires a couple more hoops to jump through, which is why I couldn't recommend Nick O'Sullivan and the Azura team more highly. Not only were they able to offer a seamless process, but Nick was also patient with us as we changed our minds about when to buy (over a period of years!). The truth is anyone can approach a bank and get a mortgage, but when things don't go perfectly (e.g. abrupt government changes), that's when you want a pro on your team like Nick.

Lenders Mortgage Insurance is a one-off insurance premium that protects the lender in the event a borrower is unable to repay their home loan. It is typically required when a borrower's loan-to-value ratio (LVR) exceeds 80%, meaning the deposit is less than 20% of the property value. The cost of LMI can be paid upfront or capitalised into the loan amount. For ADF members borrowing at higher LVRs, LMI can add thousands of dollars to the total cost of the loan. The amount varies depending on the loan size, LVR, and the insurer used by the lender. Because different lenders use different LMI providers and pricing models, the LMI cost for the same loan amount and LVR can differ from one lender to another.
An LMI waiver is an exemption from the requirement to pay Lenders Mortgage Insurance, even where the LVR exceeds 80%. Several lenders across the Australian market offer LMI waivers to borrowers in certain professions or employment categories. Each lender sets its own eligibility criteria, maximum LVR, and loan amount caps for LMI waivers. For example, some lenders offer LMI waivers at up to 90% LVR while others extend to 95% LVR for qualifying borrowers. The maximum loan amount under an LMI waiver also varies, with some lenders capping it at $2 million per security and others allowing up to $5 million. Because eligibility rules and waiver terms differ between lenders, the same borrower may qualify for an LMI waiver with one lender but not another, or may access a higher LVR waiver through a different lender on the panel.
Some lenders offer LMI waivers specifically to full-time and part-time PAYG employees of eligible federal government departments. The Department of Defence is listed as an eligible employer under certain lender policies. Eligibility may be restricted to employees at or above certain Australian Public Service (APS) employment bands, such as APS6, Executive Level 1 (EL1), or Executive Level 2 (EL2). These waivers are typically separate from any ADF-specific lending arrangements and apply to the civilian workforce within Defence. Employees must generally be employed directly by the department rather than contracted through an agency. The LVR limits, loan amount caps, and repayment conditions that apply to government employee LMI waivers differ between lenders.
LMI waivers are subject to the lender's standard credit assessment and are not automatic. Common conditions across lenders include a requirement for principal and interest repayments, with interest-only loans generally excluded except during a construction period. Some lenders require the borrower's primary source of income to be derived from the eligible profession or employer. Temporary Australian residents borrowing alone or with a permanent resident living and working overseas are typically excluded. Applications involving foreign income may also be excluded. Off-the-plan purchases in high-density developments or restricted postcodes may not be eligible under some lender LMI waiver policies. Family support guarantee arrangements may also be excluded. The specific exclusions and conditions vary between lenders, which means one lender's restrictions may not apply at another.
Most lenders that offer LMI waivers make them available for both owner-occupied and investment property loans, including purchases, refinances, construction, and renovations. However, the maximum LVR permitted under the waiver may differ between owner-occupied and investment lending. For example, some lenders allow up to 95% LVR for owner-occupied loans under an LMI waiver but cap investment lending at 90% LVR. The loan amount limits may also differ depending on the LVR and property type. Because lender policies on this point vary, comparing the waiver terms across multiple lenders is relevant when the loan purpose is for investment rather than owner-occupied.
Removing the LMI premium from a loan can have a measurable effect on the overall borrowing position. Where LMI would otherwise be capitalised into the loan amount, the waiver reduces the total debt, which in turn reduces the LVR and the ongoing repayment amount. This can improve the borrower's debt-to-income ratio and may allow a higher loan amount to be approved within the lender's servicing model. The saving is most significant at higher LVRs, where LMI premiums are largest. For ADF members who are borrowing at 85% to 95% LVR, an LMI waiver through an eligible lender can represent a saving of several thousand dollars, depending on the loan size. Because not all lenders offer LMI waivers and the eligible LVR bands differ, selecting a lender that provides a waiver at the required LVR is a structural decision that affects the total cost of the loan.
ADF members may be able to access a no LMI home loan through several pathways depending on their circumstances. The first is by keeping the LVR at or below 80%, where LMI is not required by any lender. The second is through an LMI waiver offered by lenders that recognise Defence employment as an eligible category, allowing borrowing above 80% LVR without paying the premium. The third is through government-backed schemes such as Housing Australia, where eligible borrowers can purchase with as little as a 5% deposit without paying LMI. Each pathway has different eligibility rules, LVR limits, and lender requirements. Because not all lenders offer LMI waivers to Defence personnel and the terms vary where they do, comparing across a broad lender panel is relevant when seeking a no LMI home loan at a higher LVR.
